Terms and Conditions applicable to all rentals

Unless stated OTHERWISE in our Rental Agreement, all rentals are subject to the following minimum Terms and Conditions:

bulletNormal Arrival time: After 5pm / Normal Departure time: Before 11am

(Arrival and departure times may be extended in writing when it is possible to do so: i.e. no other rentals immediately before or after your rental).   Our cleaning staff needs all the time between 11am and 5pm to prepare the chalet for our next guests. They will be there at 11am and the chalet must already be vacated by then.   This rule is very important to us - Delays in vacating the chalet will cause issues with the arriving parties, and may lead to an automatic $100 surcharge, plus $100 for every hour of lateness, or part thereof, after the first hour.

bullet PAYMENTS DUE DATES - The first 50% of the total rental cost is due upon booking your reservation.  Final payment is due at the latest, four weeks prior to arrival (45 days for Christmas and New Years period).
bullet TYPE OF PAYMENTS ACCEPTED - Generally, we accept cheques, money orders or interac email payments in CAD or USD.  Our strong preference is interac email payments.  We also accept payments Via Paypal.com (credits cards can be used on Paypal), but all currency conversion  fees or credit card administration charges will be billed back to the client (3.5%), possibly on damage deposit.
bulletDAMAGE SECURITY DEPOSIT - A security deposit of $350.00 on a Visa credit card authorization is required and due with the final payment.  The Visa authorization may be "reserved" on your card a few days before arrival (to ensure its validity) but will not be used or "cashed-in" unless there are damages, surcharges, long distance charges.  The Security deposit may also be forfeited for breach of any of the terms or conditions of the lease.
bulletCANCELLATION POLICY  - Most of our reservations are booked several months ahead of time.  
bulletOnce the chalet is reserved for you and "taken off the market", the first payment (usually 50%) is committed and is not refundable.   You may cancel and avoid the second payment if we receive written notice of cancellation at least 31 days prior to your scheduled date of arrival (46 days for rentals over the holiday season  - Dec 20 - Jan 6).  By this deadline, the second payment is also due and committed, and as such, the reservation cannot be cancelled.  However, if the problem is related  to illness or death of someone in the group or close family member, you will have the choice to take your rental at any other time within a year, at the rate that you have already paid or, at the higher rate applicable to the new rental period chosen, as the case may be. 
bulletCLEANING REQUIREMENTS -    You are not expected to do a full cleaning of the chalet" when you leave, as it is cleaned professionally before and after each  rental.   However, you are required to do the following:
bullet - put things back in there place and leave the chalet tidy:  
bullet- pots and dishes done and put away (or at least the dishwasher started);  
bullet- kitchen garbage and recycling  material removed and placed in the bins at the road; 
bullet- towels, linens, bed sheets and pillow cases taken to the laundry room; 
bullet-BBQ left brushed and clean;
bullet- windows and doors closed and locked; 
bullet- Boats brought safely onto shore; - oars and life jackets returned to the basement.

During your stay, the chalet should be kept reasonably clean at all times.

In winter months, the driveway will be cleared by a plough.   But you must keep the front deck and stairs safe and clear of snow during your stay.    

bullet  IMPORTANT:  If any of the above Cleaning Requirements are not respected, or if the chalet is left in a state that requires extra cleaning, beyond the usual acceptable norm, the Security deposit will be forfeited.
bulletTELEPHONE and Long distance charges -   All locals calls are free.  Long distance calls should be made collect or on your telephone calling card.  Any long distance calls not made on calling card will be billed at cost + $2.00 per call - minimum $10.00.   Calls made to us concerning the chalet are free.   NOW USING Voice Over IP - NO LONG DISTANCE CALLS TO MOST PLACES IN NORTH AMERICA.
bulletKEYS - ENTRY CODE  -  There are no keys to exchange.  Entry is gained with an electronic code.  Arrangements will be made to provide you with your entry code number after the final payment is received.  We provide maps and detailed driving instructions to the chalet, from airports and most major centers.
bulletMAXIMUM OCCUPANCY - The maximum number of occupants  permitted in the chalet, is EIGHT, unless specific arrangements have been previously discussed and agreed to with us, in writing.   The overnight presence of any occupant, over the above noted maximum number, may result in a surcharge of up to 50% of the original rental fee.   The chalet may not be used to receive or entertain persons other than the permitted occupants, unless your plans are discussed ahead of time and authorized in writing.
bulletAGE OF OCCUPANTS -  A majority of adults guests or occupants, must be at least 24 years of age, unless otherwise agreed to in writing.
bulletBEDDING AND TOWELS - In all cases, we supply towels for a maximum of 8 persons, and bedding for our 5 beds only (3 queens and 2 singles).  If you intent to have different sleeping arrangements (couch, sofa bed)  you must provide your own additional bedding, pillows, towels, etc.  (We do not guaranty use of sofa beds will be comfortable.) 
bulletSUPPLIES - We supply most of the basics at the chalet – all paper products, soft soap, kitchen staples, condiments.  For a full list - see our Frequently Asked Questions page-  
bulletDAMAGE TO PROPERTY -  You are responsible for any items lost and/or damage to the property or its content, whether caused by yourself or by a guest or visitor.   If there is any noticeable damage to the property upon your entry, or if a breakage occurs, or any dangerous or insecure situation arises during your stay, you must contact us at once.
bulletPETS are not admitted.  SMOKING is forbidden by law anywhere in the chalet.  
bulletENVIRONMENTAL CONCERNS -  Heritage House is nestled in natural, serene and peaceful surroundings.  This is the very essence of what our guests and neighbours alike are seeking, when they come here.     We ask from all visitors that they respect this character of serenity, whether at the chalet or at the beach, and ensure that neighbours and others are not deprived from it.  Maintaining good relationships with our neighbours is very important to us.  Please be respectful of their privacy and the quiet setting.   Boisterous play, needlessly loud behavior, parties and loud music are to be avoided, as this is not the place for such activity.   Outside noises of any kind MUST cease by 9:30pm.   While at the water's edge, please treat the delicate environment with the utmost care, and leave it essentially the way you've found it.   
bulletTERMINATION OF RENTAL - In the event that we receive a complaint from a neighbour, or if any municipal regulations or any of the Terms and Conditions herein or contained in the particular Rental Agreement are not respected, we reserve the right, at our discretion,  to terminate instantly the Rental Agreement, without compensation, and/or to forfeit the Security Deposit. 
bulletPOWER OUTAGES OR OTHER UNCONTROLLABLE EVENTS -  Please note that we have prepared a " power outage  kit"  in the laundry room, containing:  paper dishes, plastic utensils and glasses, spare batteries and flashlights, etc., to minimize the impact of a power failure.   However, except in the case of negligence on our part, we shall not be liable, or suffer losses or reduction of the rental costs, on account of a power failure, shortage of water, or other act or event beyond our control, which could hinder the use of the chalet, partially or totally, during any rental.
bulletCOMMUNICATIONS OF TERMS AND CONDITIONS -  It is your responsibility to communicate the terms and conditions of this agreement to every member of your party, guests, visitors etc., and to ensure that they are respected at all times. 

THE ABOVE CONSTITUTES THE FORMAL TERMS AND CONDITIONS APPLICABLE TO ALL RENTALS, UNLESS SPECIFICALLY STATED OTHERWISE IN THE RENTAL AGREEMENT.   ANY OTHER TEXT, DESCRIPTION OR LITERATURE ABOUT THE CHALET, (EXCEPT SPECIFIC CHANGES  FOUND IN THE RENTAL AGREEMENT) WHICH CONTRADICTS THE ABOVE TERMS AND CONDITIONS, SHALL BE INEFFECTIVE, AND THE ABOVE TERMS AND CONDITIONS WILL PREVAIL AND BE APPLICABLE.
